Visit to include the following checks:
- Conduct a thorough visual inspection of the property exterior and interior
- Ensure the integrity of doors, locks, and windows, and check for evidence of intrusion or damage to structure and grounds
- Look for any signs of Squatters
- Verify exterior security lighting is functional
- Ensure security system is functional if present
- Empty mailbox, collect other mailings/papers in driveway or front door and secure indoors
- Verify proper function of the HVAC system, and check for humidity-related issues
- Perform seasonal adjustment of HVAC settings per homeowners instructions
- Change A/C filter
- Verify refrigerator, freezer and water heater function
- Check for roof (visual from ground), window and plumbing leaks, operate the garbage disposal, run faucets, showers and flush toilets
- Run dishwasher once a month if the homeowner desires
- Check water softener salt tank if present, add salt if needed
- Check smoke detectors
- Check garage area and breaker panel
- Check for the presence of pests
- Check integrity of pool cage and screening
- Ensure pool and landscaping services are performed, add water to pool if needed
- Upon request, conduct a non-scheduled visit as needed to assess property prior to a major (named) storm, and conduct a post-storm assessment
- Adjust seasonal pool and irrigation timers per homeowners instructions
- Water indoor and patio plants if desired
- Forward a report with photos upon completion of an inspection
Concierge Services
- Provide access and stand at the property for deliveries, repairs, cleaning or installations
- Act as a keyholder for security or fire/smoke alarm emergencies
- Research and forward estimates for maintenance, installation or repair projects
- Perform project management functions on behalf of homeowners
- Arrange for pressure washing of driveways, walkways and pool decks, and window cleaning
- Retrieve and ship items homeowners may have left behind after their visit
- Prepare for owners’ return, (arrange house cleaning, pre-stock food, turn on pool heaters, adjusting HVAC, etc.)
- Arrange cleaning of property following homeowner’s seasonal visit
- Arrange airport pick-up or drop-off at the Sarasota-Bradenton or Tampa airports if desired
- If desired, periodically start, idle, or move a motor vehicle, and get the car cleaned prior to homeowners’ arrival
- Arrange for storm shutters installation and take other preparatory measures in the event of an impending (named) storm
- Perform any other task or errand homeowners may require.
Pool Services (Home Watch Clients only)
- Check pool water levels, fill as needed. If time needed exceeds 30 min, additional charges may apply
